Do yourself a favour and read this review before doing business with Ray White Claremont/Dalkeith.

We were misrepresented as the sellers from the moment we signed the contract & it quickly became evident that Vivian/Ray White team strategy is not to work in sellers best interest but in interest of getting the property sold as quick as possible without any regard for the contract/exclusive listing agreement that was signed. Underquoting, misleading buyers and us the sellers was daily & main focus was that during the home opens and correspondence with clients new relationships were built with potential buyers in order to gain their business in the future and not focused on selling the house they were hired to sell.

Viv and team did not list property as set date sale as was required with price target of High 1m instead "contact Agent" - hidden price in REA set to $1.3m in order to underquote and mislead pool of buyers. Verbally and in writing advising clients that price guide for property is significantly lower than what we advised we want for property. Did not write up multiple offers she said she had received & instead sent house to auction within 3 days of first home open without any offers ignoring the agreement of Set date sale for 4 weeks. No vendor bids at auction, we did not get consulted whether to lower the reserve price - it was used just in order to condition us to accept a lot lower price for an easier and quicker sale.

Pretending to bring highly qualified buyers with the financial capability to purchase property prior to going to market only to be advised the buyers price expectation was to pay between $900k to $1.3m for the property.

Refused to increase price on REA so that it is seen in bracket when buyers search for properties $1.5m+ as it was not shown.

Offers we advised to reject and not deal with anymore were revived and kept alive by Vivian and we were manipulated with carrot of cash offer buyer only to be changed at 59th minute of the 11th hour that buyer now wanted 90% finance clause but for 3 weeks after the offer and acceptance, Vivian refused to provide any proof from the buyers that they had in-fact applied for finance. We have since found out that they are actually representing the party in question that refused to provide finance application detail (or perhaps she never requested of them only in order to double dip on sale of 2 properties) as she is now listed as selling agent for their property in Joondalup.

I have raised these issues with Management & the Licence time and time again over the last few months but they refuse to comment. There is lot more detail to be added in but due to pending legal action will update accordingly in due course.
