I have the displeasure of living in a Sunland development in Hope Island. Once the properties were mostly sold, the developer sold the management rights to a completely inept property manager with a reputation to match. Mark Daly is one cowboy of an operator. This was a live in manager position which Sunland sold to the investors. Now Mark has sublet to a family so the management is no longer what was sold in the brochure. The components used in this development are very shiny but are the cheapest junk available. The water stinks like it is contaminated with bore water. The air conditioning units all fail after 1-2 years and when you combine a shonky property manager with cheaply spec'd housing, you end up with no air conditioning for 2 months whilst the 'warranty' is attended to. Yes, they have done some great developments in the commercial arena, but for low end residential, stay clear because they sell you on the dream and then you end up with a cowboy.
