Our units engaged ROC to install three new roofs in late 2020, and at first, my impression of Richard and the team were extremely positive.
Unfortunately, in the first week after installation my roof had several leaks. Richard told me that the leak coming from the WC vent was due to 'sideways rain', and that leaks are bound to happen. When I said that I had lived in the unit for five years, with two different kinds of WC vents, neither of which had ever leaked before, he still blew me off and said that no roof is 100% leak proof. When the leak happened again and pooled all over my WC floor (still within the first month after installation) Richard finally had a look and discovered that his team had forgotten to use silicon to seal the flashing. He then corrected the issue at that time.
When my kitchen roof leaked right after installation Richard promised he would correct the issue and even paint the wall that had staining. I said the staining would most likely wash off - but Richard insisted. When he did attend the property and fix the link, he had forgotten promising to fix the stains. He did have the stains cleaned eventually but he did not appear happy about it.
Several of the unit owners also had ROC install new skylights. We each accepted the quotes we were given, and then after installation had begun Richard advised that the quotes did not include the cost of plastering and painting around the new skylights. Even though we each agreed to pay the extra (unquoted) amount - Richard still complained that it was too much work for not enough money.
The internal plastic skylight cover in my WC also fell off soon after installation. ROC did come and reattach it and no damage was done - but it struck me as odd that it just fell off.
In December 2021 (15 months after roof installation) three different units with roofs installed by ROC had at least three different leaks.
Richard has now informed us that there is no warranty after 12 months, so we are now having to pay someone else to fix three near-new roofs.
I was still considering using ROC in the future to install the remaining 7 roofs in our complex, but with all the issues we have encountered over the last (now) 17 months - and ROC's decision to not take any ownership of the leaks we are now experiencing - I cannot, and do not recommend engaging this company for works on your home.
