I've been living at one of the properties managed by this company for over a year now and to sum up my experience in one word, it's frustrating.

Firstly, their operating hours are a little inconvenient and it's very difficult to get something done in an emergency. No one ever seems to answer the phones and at one point we were told that the phone lines (even during office hours) was for emergencies only and we should just communicate by email.

We were not sent bills for 2 months and suddenly had to pay four months of water and electricity bills and 6 months of gas bills all at once.

It was very slow to get maintenance taken care of. Our property manager left the company and we were not informed of this change or told about our new property manager and honestly these were all thing we could live with, however the thing that has finally driven me to write this, is the fact that the property I am currently renting is now being managed by another company. This change apparently took place 3 days ago and the only reason I know is because I emailed our property manager about an unusual charge to my bank account and she informed me about the change. To her credit she was very helpful and sent me the new contact information but my housemates and I are furious that we were not informed before. I don't think it's unreasonable to ask that we are officially informed about important changes like this.

Just 0/100 would not recommend to anyone.

I terminated a lease with Elevate last April and have just (in November) incurred a water bill from the house which I was told by the agent that the owner was directly responsible for. Has anyone else had the same issues?

Below is the email I have sent them:

"Dear Ms Salomans and Elevate Realestate,

The lease I signed with you involving 55 Strickland street in East Perth informed me (also by the realtor at the time) that the water bill was covered by the owner.

Given the handling of the closing of the lease and the fee incurred for cleaning, which was entirely unnecessary, as myself and six other parties were involved in said cleaning would have left HRM Queen Elizabeth II nodding ecstatically with approval.

Any damages to the property were a result of the house being old and the owner or the estate agent refusing to do maintenance to property when we requested it (i.e. Holes in the roof, ceiling, floors- water damage- significant gaps in between floors and baseboards/doors- windows that never close, etc).

In addition to this, we were locked out for a night by your estate agent whom was showing the house, even though we were scheduled to move out in the next two days.

Only to find that your agency refused to hire a locksmith, when your employee was directly responsible for locking us out of the house we were still paying rent for. I then had drive into the office myself to pick up the keys myself the next day as you

refused to open the house for us until well past noon the next day.

We were then informed that the house was in an unpresentable state. Yes, of course it was, we were moving out there were boxes everywhere and you were aware of this.

Meanwhile, you continued to have developers and surveyors entering the back garden. When permission was only given for one occasion, and although they were informed to lock the back gate, this was continuously ignored which resulted my dog escaping due to the multiple un-notified visits and nearly being killed by a car.

I have been entirely blown away by your lack of customer service given that we were good tenants. Your lack of proficiency on the part of maintaining your side of the contract in the lease means that I shall never be involved in renting from your company again, and shall be encouraging my friends and the general public to do the same.

I have not received any bill from you. Until now. Nearly a year later.

And given that you informed me of an entirely different scenario of whom is responsible for the water payment, I have a very sour taste in my mouth, and shall be addressing the lack of proficiency by your staff to the general public.

I am letting you know that I am considering getting console from REIWA in regards to this matter as I believe that I am being treated unfair. Could you please send through to me by post a copy of my past tenancy contract and have notes in relation to what I have done wrong in regards to the past contract, referring to key sections that you have believed that I have violated. I would also please like get a digital copy of all house condition reports and photos of before tenancy and after tenancy.

Please let me know when you have sent through said documentation as I will wait diligently till then before I proceed with any actions in regards to this inconvenience that has come across our table.

I work hard at my jobs in order to pay my rent on time every week.

It would be appreciated by all of your tenants if you would cease shafting about and do your job as well.

Regards,

Zöe
