In all of my dealings with property agents, I can confidently say I never had a worse experience than I have had with BSL.

They were slow to act on nearly every maintenance issue communicated to them. We had to email multiple times to get action, from door handles to the hot water repairs. 3 months and multiple emails were required to have an electrician eventually come to look at the hot water system and replace the temperature controller. This is an essential service however the lodging of a work order was clearly not a priority and certainly not raised within 24hrs, not even 24 days. Every problem identified was backed up with a litany of excuses and assumptions, many of which were contradictory at best.

Communications were unprofessional in nature and showed a distinct lack of regard for the contract and the Tenancy Act of Western Australia.

As a result of their actions/instructions we raised 5 contract breaches with them and had to file 4 complaints with the department of commerce (DMIRS). In each occasion our understanding of our rights were upheld by DMIRS but not one apology or recognition of their mistakes. In fact, standing up for our rights was obviously a considerable annoyance for them.

If I was to rent again I would not consider a property managed by this company. As a property owner and seeing how they handle maintenance and tenant relationships, I would not consider trusting my investments with them.

I can also say that not a single breach of contract notice or warning was issued to us throughout this tenancy. However we were given notice that the owners would not extend our lease and I can only assume that it was a result of standing up for our rights. But that aside we did actually give notice because of the unprofessional behaviour of the agents, and wasn’t that a satisfactory experience! Now as an owner, consider the two weeks letting fee that you will need to pay to BSL because of this scenario.

And in case you were wondering when we moved out, of course they tried to deduct money from our bond. Even though they breached the contract and did not permit us to attend the final inspection or give an opportunity to rectify the supposed items identified in the inspection. And yes you guessed it, a complaint to Dept. of Commerce (DMIRS) was lodged and another back down from BSL because they were wrong. No apology, but eventually a full bond refund issued.

I seriously suggest anyone renting, clearly understand your rights and don’t hesitate to call Dept of Commerce if you are unsure about any actions from your property manager that you may feel are incorrect/unlawful. The complaints line people are really good at providing advice and will tell you instantly where you stand and if you have a legitimate complaint. If they breach your contract, lodge a complaint and keep them honest, trust me it works!

If you are an owner then apologies you could have done much better.

Definitely a case of buyer beware!

Response to Helens comments below:

We made supplier access difficult? One supplier turned up unannounced hoping we would be home and we did miss one text message about confirming delivery of the mattress which was then rescheduled at the supplier’s convenience. We had been home all afternoon waiting, so it also inconvenienced us. We never once heard from your plumber.

We wont mention the fact you gave the wrong contact number to the banks valuer so he wasn’t able to get access to the property until we contacted him.

We actually had nothing but gratitude to maintenance when they were actually engaged. I even made them tea when they were attending. Not raising a work order for three weeks has nothing to do with COVID restrictions. Trades were actually very prompt once they eventually had the work order from you.

I even provided very positive feedback back to you about the electrician, but you didn’t seem too interested in passing this on to them.
