OpenAgent IS NOT A FREE SERVICE
Openagent charge the agent many thousands of dollars for each sale (eg $4,800 + gst fee on 800k home)
Openagent go to great lengths to hide the particulars of these fees online
Many agents pass this fee on to sellers as it is too large to simply be absorbed as an expense Openagent has absolutely no control over the commissions agents charge, and therefore have no say as to whether its fees are passed on to the sellers. To claim agents do not pass on this fee is fraud.
Openagent call their fee an “industry standard referral fee”. There is no such thing. Real estate referral fees exist, but there is no industry standard. This is a term created by openagent in an attempt to legitimize their services
Many top agents will not deal with openagent because of these fees, as such, many sellers will not be given the names of the actual top local agents in their suburb.
Openagent claim to refer the best agents, but even in their current advertising they are promoting themselves as a way for unknown, unsuccessful agents to get listings via referral (see youtube)
Agent reviews on the openagent site are not verified and open to manipulation. As such, any unscrupulous agent could give himself as many positive reviews as he wished (or his competitors negative reviews). The data collected here is used by openagent to help provide a list of top agents.
Openagent advertising makes claims they cannot substantiate. There is no way to prove any of the results claimed are as a result of their services. They are a meaningless sales gimmick.
What right do Openagent have to judge agents? Who gives them the authority to make judgement calls on real estate agents based on flawed data?
What service do openagent actually provide? As a seller all you get from them is 3 agent names, you still have to organise appraisals, house inspections, decide on who to list with etc etc. Are you still willing to pay thousands of dollars for a list?
